Case Study written about the VALUE that a floor plan Designed by a Professional

Floor plans are graphics that show the relationship between rooms, spaces and physical characteristics of a room seen from above. Not only do they help designers and entrepreneurs, but also homeowners to show their way through the space. Floor plans simplify checking if a space is working for it. A plan helps to meet all potential challenges, redesign and functionality objectives. In-depth planning and construction can be of great assistance. Both the interior and outdoor areas are highlighted by the floor plans. A plan shows a layout of the room, while plans with more technical information are complete. Usually the plans are ready for building. Efficiency planning is important in all spaces. The environment needs to feel like it flows, in a space where people live, work, cook or even shop. It is important and necessary to purchase blueprints before construction begins. Below is a list of reasons why a new homeowner should purchase pre-drawn house plans when building a new home.

  1. Buying blueprints gives the homeowner permission from the designer to build the designer’s original, copyrighted plan without breaking any copyright laws. It grants the homeowner legal permission to build the home.

  2. A set of home plans is the most complete resource you and the builder will have for the entire house building project.

  3. House plans outline the design you are building before construction begins providing an overall concept of the entire building project.

  4. The blueprints will clearly illustrate what the homeowner expects the finished house to look like when construction is complete.

  5. Blueprints are a useful tool in preparing your site or lot, planning the interior space, creating a building schedule with the builder and setting a budget.

  6. House plans outline the home’s complete structure from the foundation and wall framing to the roof framing and interior layout.

  7. Home plan blueprints map boundaries for every room, indicate the square footage of the home and depict major elements on the floor plan such as bathtubs, sinks, the kitchen island and stairs to the upper or lower level.

  8. Blueprints depict changes in elevations. For instance, within the home they will show a staircase to the second floor. The exterior elevations depict how the home will sit on the lot in relation to the grade of the land such as a home with a walkout basement or drive-under garage.

  9. Floor plans provide a “map” and call attention to consideration for any special elements such as a garage, patio, deck, or interior features like a fireplace or built-in media center.

  10. Special features that require additional work such as a stone fireplace or an intricate handrail will be contained in the blueprint.

  11. Because stock house plan designers create house floor plans with many of today’s most requested features in mind, they are a smart and less expensive alternative to drawing a home plan from scratch. These plans provide most of the features you are looking for at a fraction of the cost.

  12. Various pre-drawn blueprint packages (CAD files and reproducible masters) come with a copyright release allowing the homeowner to work with a professional designer to make changes/customize to the original copyrighted plan, further accommodating specific needs.

All architects and designers agree; space planning always begins with good design. A floor plan for the house shows the layout of the house from above. The plan shows how walls, doors and windows, as well as mobile, fixed furniture such as kitchen cabinets, sofas, and wardrobes are located, drawn to scale. Outside house plans also indicate spaces in the garden and in the courtyard, outdoor cottages and pools, etc.

How important is a detailed floor plan to be created? A plan shows the spatial flow in a room, showing furniture footprints and the remaining area available for distribution. It shows the scaled down walls accurately, positions of windows and doors, electrical and plumbing points, along with the furniture layout.

Planes can also help you to develop your rooms' best interior designs. Although architects and designers can create professional drawings, you can also try to practise easily! You can make cutouts of your scaled-down furniture if you have an exact scale plan and move it around the room to see what interior layout works the best for the space. Leave some space in front of the doors and cabinets, as the shutters should open. Place your furniture on the spot, for example, with a sofa overlooking a wall or a sunny window. The layout will be easy to use and will also be aesthetically pleasant if you can create a good flow between spaces. You can test different options, taking into account the placement of the furniture or equipment you already own and what you need to purchase.

The close relationship between design and construction is important to recognise in the planning of installations. It is best to see these processes as an integrated system. In general, design is a process by which the design of a new facilities is created, usually represented by detailed plans and specifications; building planning is a process by which the activity and resources needed to make the design physical. Building is thus an execution of an architect and engineering design. Many operational tasks, with a variety of precedence and other relations between different tasks, must be performed in both design and design.

Several features are unique to building facilities planning and should be taken into account even early in the project life cycle. These include:

  • • Almost all installations have been custom designed and built and often take a long time to complete.

  • • The design and construction of an installation must meet the specific site conditions.

  • • Since each project is a site-specific project, its performance is influenced by environmental, social and other conditions, such as weather, working conditions, local building codes etc.

  • • Because a facility's service life is long, it is inherently difficult to anticipate future requirements.

  • • Changes in design plans during construction are not uncommon, given the technological complexity and market demands.

In an integrated system, design and construction can be designed almost simultaneously and various alternatives that are both desirable can be examined and the need for far-reaching reviews under the heading of value engineering can therefore be eliminated. In addition, the designs can be evaluated in terms of their constructibility as the project moves from planning to design. For instance, when the assembly sequence of the structure and the critical loads on the partly assembled structure are considered during building carefully, the impacts of a design can be expected on construction mistakes and assembly details. However, when such responsibilities are expected by design professionals, they must be compensated for sharing the risks and carrying out these further tasks. Such a project should also be rewarded if construction contractors take over the responsibilities of engineers such as drawing up a very detailed scheme for establishing an unconventional structure. Unless the owner assumes responsibility for solving this risk-reward dilemma, a genuinely integrated design and construction system concept cannot be implemented.

Interestingly, European owners are generally more open to new technologies and are more open to risk sharing with designers and contractors. They are more prepared in particular to accept responsibilities in geotechnical engineering for unforeseen sub-surface conditions. The designers and contractors are therefore also more prepared to introduce new techniques to reduce construction time and costs. Owners usually present conceptual designers in European practise, and entrepreneurs prepare detailed designs that are controlled by the owners' engineers. These detailed designs may include alternative designs and specialist suppliers can also produce detailed alternative designs.

Professional Property Plans Are Worth the Investment

Whether you are building a house, redesigning a home or selling a property, professional floor plans are critically important for success. Imagine designing a home to find furniture doesn’t fit, or that the layout you imagined in your head doesn’t work in reality. While lots of people might offer to put together a floorplan, and there are plenty of software solutions to help them, there are good reasons to work with a professional.

Creating a Vision

Floor plans, in 2D and 3D help to create a perception and understanding of a property’s appearance and dimensions. When it comes to creating a new property or redesigning an existing one, an accurate floor plan helps everyone to understand the space and flow of the property. As plans develop, adding 3D layers to create realistic visualisations of each pace is a great way to understand the appearance of rooms before investing in expensive furniture and fittings – and of course it’s easy to change and edit digital plans to test out ideas and concepts.

As an Interior Designer, I have experienced the exceptional work that Urban Loop Studio has produced and how they continue to produce beautiful and creative designs. I have worked closely with Poonam Patel and she is an excellent Designer who listens to client’s needs, creating amazing results while staying in budget and exceeding client’s expectations.

Accuracy in Design

Of course, a floorplan relies on accurate measurements – but having those interpreted in a 2D or 3D layout also makes it possible to measure spaces, test our furniture, bathroom and kitchen layouts to ensure everything fits. This allows for changes to be made to tailor each pace to the property owners exact needs. It also helps property buyers decide if a property is going to be suitable for their requirements.

We hired Poonam at Urban Loop Studio to completely refurbish our recently purchased 70's ranch style home. From the first meeting to the final product review, she made the process fun and stress-free as possible. She has a keen eye for detail and her creative out of the box thinking helped us achieve the home we desired. Poonam is highly recommended and a delight to work with.

Supporting Sales Conversions

The sue of floor plans for real estate sales is not new, but often these images are drawn up by agents when photographs are taken. This often leads to mistakes and inaccuracies because much of this work is done quickly and without taking into consideration nuances of each property such as angled walls and complex staircases. Professional floor plans overcome these issues and ensure that property buyers know exactly what they are looking at.

It is not uncommon for the floorplan to determine whether to view a property, so getting it right is really important. When combined with high quality property photography a good floor plan becomes a crucial sales tool.

Poonam has such a fantastic ability to help personally format individual's own thoughts into ideas by listening to her clients and creating a powerful long-term relationship. I highly recommend anyone to get things done the best way, to contact Urban Loop Studio. They will not regret it, I assure!

Effective Commercial Design

When it comes to commercial design and development projects there are many more stakeholders involved – with every employee keen to understand their personal working spaces in new-build and office refurbishment projects. Listening to a range of views and working with teams to meet their needs is best delivered through accurate floor plans and visualisations which bring the proposed new spaces to life. This approach ensures management buy-in, allows for changes to be made, facilitates decisions on colours and furniture choice and helps with decision making.

Poonam is a very efficient and very competent person. She was instrumental in providing quick drawings and mock-ups for my office on numerous occasions. On top of that, she has a great personality and an upbeat attitude that made it a pleasure to work with her. I highly recommend her.
