Have the plan reviewed by the appropriately qualified and, where required, licensed professionals for your property and jurisdiction. Site conditions, structural requirements, foundation design, zoning, energy requirements, climate loads, and building codes vary by location.

Important: Plans are not pre-stamped or certified for any specific jurisdiction. Required engineering, professional seals, permits, and site-specific modifications are the purchaser's responsibility.

Consult Your Builder

Share your plans with a licensed local builder. Get estimates, align on scope, and confirm your build timeline before breaking ground.

Deliver Approved Documents

After required local review, modifications, engineering, professional seals, and governmental approvals are complete, provide the approved project documents to your builder for construction.

Before You Build

Every property is different. Before construction begins, your plan should be reviewed for the conditions and requirements applicable to your specific property and jurisdiction.

SITE

Survey, setbacks, easements, topography, and drainage.

STRUCTURE

Foundation, framing, soil conditions, and structural loads.

CLIMATE

Wind, snow, seismic, hurricane, wildfire, and other regional requirements where applicable.

CODE

Current building, residential, energy, fire, and other applicable codes.

LOCAL APPROVALS

Zoning, HOA requirements, permits, and governmental approvals.

PROFESSIONAL REVIEW

Engineering, architectural review, or other licensed professional services where required.

Before You Buy

Do I need to hire an engineer? +
Yes. Our plan sets are professionally drafted residential design documents — not engineered or stamped for permit. Most jurisdictions require a licensed local engineer or architect to review, modify if needed, and stamp the plans before permit issuance. Our plans give professionals a strong starting point, reducing their time and your cost significantly.
Are these plans code-compliant in my state? +
Ready-made plans are pre-designed residential design documents and are not certified for any specific state, municipality, property, or jurisdiction. Building codes, zoning, structural requirements, energy requirements, and permitting standards vary by location and change over time. The purchaser is responsible for having the plans reviewed and adapted by appropriately qualified local professionals before construction.
Can I modify the plan? +
Yes. Your locally qualified professionals may modify the plans as necessary for your property, jurisdiction, or preferences within the scope of your single-structure license. Modifying the plans does not transfer ownership of the underlying Urban Loop Studio design and does not authorize construction of additional structures.
Can I use this plan for more than one home? +
No. Each purchase includes a license to construct one (1) structure at one (1) location. An additional build requires an additional license or written multi-build licensing agreement from Urban Loop Studio. Unauthorized reproduction or reuse for additional structures constitutes copyright infringement and/or breach of license, and Urban Loop Studio reserves all remedies available under applicable law.

Does purchasing a plan include engineering? +
No, unless engineering is expressly identified as a separately purchased service. Ready-made plans do not automatically include site-specific structural, civil, geotechnical, MEP, or foundation engineering. Engineering requirements vary by property, Geotech Report, and jurisdiction. Consult a licensed local engineer before construction.
Does Urban Loop Studio guarantee permit approval? +
No. Permit requirements and interpretations vary by jurisdiction. Urban Loop Studio does not guarantee approval by a building department, HOA, review board, engineer, architect, lender, or other third party. Site-specific revisions, additional documentation, or professional consultations may be required.
Who is responsible for construction? +
The purchaser's contractor and project professionals are responsible for construction means and methods, workmanship, field verification, job-site safety, material selections or substitutions, and compliance with approved construction documents and applicable requirements.
What file format will I receive? +
Every base plan is delivered as a high-resolution PDF — downloadable immediately at checkout. Optional add-ons include CAD/DWG and Revit files for professionals who need editable formats. Digital and editable files are provided solely for use in connection with the licensed project. Providing an editable file does not transfer copyright, design ownership, or reproduction rights.
What is your refund policy? +
All sales are final. No refunds are issued on digital plan sets. Because our floor plans are digital files delivered immediately upon purchase, they cannot be returned, exchanged, or refunded once downloaded, except where otherwise required by applicable law. Please review all plan details carefully — including square footage, bedroom and bathroom count, garage configuration, and design style — before completing your purchase.
